:) thanks emmy , i will check it out, i was on the site yesterday, but i didn't read all the stuff, i was also trying to lower my morgage w/o refinancing ... that was what i was originally on the hud site for.

u might wanna check with ur local housing agency to see what kind of programs they have. i believe those kind of programs are for a certain income and family level. i was checking it out 4 myself to try to buy a house 4 me being a 1 person family below 30000 in my area constitues me as low income...actually im more like really low income but thats besides the point :) they have a program that will allow me to buy a house at below market rate. but i cant take advantage of any programs instituted by hud cuz i work for them and i dont feel like filling out the books of forms i would have to to get them.
